Share your financial information with us. We'll review your situation and give you a clear picture of what you can borrow. This takes about a day, and you'll have a pre-qualification letter in hand.
-
Find Your Home
Variable
Now you know your budget. Work with a real estate agent to find the right property. Once you've made an offer and it's accepted, we'll order the appraisal and begin the formal application process.
-
Close Your Loan
30-45 days
We'll handle underwriting and final verification. You'll review all documents, sign at closing, and receive the keys to your new home. We'll keep you informed every step of the way.
Choose the mortgage that matches your goals
Every buyer is different. That's why we offer multiple loan structures, each designed for different financial situations and timelines. Pick the one that makes sense for you and your family.
-
30-Year Fixed Rate
The most popular choice. Your interest rate and monthly payment stay the same for the full 30 years. Predictability and stability, month after month, year after year.
-
15-Year Fixed Rate
Pay off your home faster and save significantly on interest. Your monthly payment is higher, but you'll own your home outright in half the time.
-
Adjustable Rate Mortgage
Start with a lower initial rate that adjusts after a set period. This works well if you plan to sell or refinance before the rate changes, or if you expect your income to rise.
Questions about buying a home
Get answers to the most common questions homebuyers ask us. If you need more detail, our team is ready to talk.
What do I need to get pre-qualified?
We'll ask for recent pay stubs, W2s from the last two years, bank statements, and a list of any debts you carry. We may also pull your credit report. The whole process takes about 15 minutes on the phone or online.
Can I get a mortgage with a lower credit score?
Credit score is one factor among many. We look at your full financial picture, including income stability, existing debts, and down payment amount. If you have concerns about your credit, talk to us directly.
How much should I put down as a down payment?
Down payment requirements vary by loan type. Some options allow smaller down payments, while others benefit from larger ones. We'll explain the tradeoffs so you can decide what works for your situation.
